Fast Feedback, Then A 60 Day Review.
Saratoga runs one of the more responsive ADU counters in the South Bay: the city commits to initial feedback within 15 days of submission, and complete applications are generally approved inside the state-mandated 60 day window. Size And Height Limits By ADU Type.
Detached ADUs can reach 1,200 square feet, with height capped at 16 feet by default, 18 feet within half a mile of transit or on a multifamily lot, and up to two extra feet to match the primary home's roof pitch. Attached ADUs max out at 1,200 square feet or half the main home's living area, whichever is less, and can rise as tall as the primary residence up to 25 feet.
Junior ADUs must be carved out of the existing or proposed home's walls and are limited to 500 square feet. The city's full standards are collected in its ADU regulations handout.
Setbacks, Front Yards, And The 6,000 Sq Ft Trigger.
Most ADUs need 4 foot side and rear setbacks. Two useful exceptions: an ADU that replaces a demolished structure in the same footprint and dimensions may keep setbacks under 4 feet, and ADUs under 800 square feet may be placed in the front setback when no other compliant location exists on the lot.
Design-wise, Saratoga expects new ADUs to match the primary residence in color, materials, and architectural style, including finishes and roof form. And plan carefully around three thresholds: an ADU taller than 18 feet, one that adds a second story, or one that pushes the lot's total floor area past 6,000 square feet triggers a design review before permits can be issued.
Who Can Build And How Many.
Any Saratoga lot zoned single-family or multifamily qualifies, as long as a primary residence exists or is under construction. Single-family lots can add one ADU plus one Junior ADU. Multifamily lots with an existing building can add up to eight detached ADUs, capped at the number of existing units, plus at least one interior ADU converted from non-livable space like storage or boiler rooms, with up to one for every four existing units. Parking is light: detached ADUs generally need one uncovered off-street space, waived near transit, for conversions within existing structures, and always for JADUs. A garage removed to make way for the ADU does not need to be replaced.
